South Road Farm books one couple per weekend, by design. The 66 acres are yours from Friday afternoon to Sunday morning — the ceremony lawn, both barns, the courtyard, the farmhouse. No shared parking lots, no strangers wandering through your cocktail hour, no one flipping the barn for the next event at midnight. The weekend has room to breathe because we built it that way.

A property with a real history

Joseph Watson settled this land on July 4, 1793. The post-and-beam framing still standing in the main barn went up in the early 1800s. The farm ran continuously as a working farm until 2018 — longer than Maine has been a state. What you see now is the result of several years of careful restoration, done largely by hand by Dave, a lifelong carpenter and co-owner of the property. The history isn't decoration. It's in the materials.

South Road Farm sits in the central Maine lakes region — one of the quietest and most beautiful parts of the state. Echo Lake and Parker Pond are within a few miles, offering swimming, kayaking, and the kind of morning loon calls that become part of your wedding weekend memories. The Kennebec Highlands trail network is close by for guests who want to hike. Augusta, Maine's capital city, is about 30 minutes away, with restaurants along Water Street including Otto's on the River and The Oak Table & Bar for rehearsal dinners or welcome gatherings. For guests coming from away, the drive through Readfield and into Fayette on Routes 17 and 41 is genuinely beautiful — rolling hills, farmland, and lake views all the way in.

South Road Farm comfortably hosts up to 150 guests for ceremonies and receptions, with space for dining, dancing, and celebrating both indoors and out — across two barns, the courtyard, and the surrounding grounds.

How long is the weekend rental?

The property is yours from Friday afternoon through Sunday at noon. That includes time to arrive, set up, rehearse, celebrate, and wind down without feeling rushed at any point. Sunday morning is part of every booking, not an add-on.

Can we choose our own vendors?

Yes. You're free to choose your own caterer, bar service, photographer, florist, and entertainment. We do require a licensed and insured bar service to handle alcohol, and a professional wedding planner or day-of coordinator.

Is shuttle service required?

Yes — on-site parking accommodates approximately 50 vehicles, so for larger guest lists a shuttle is required. Most couples arrange shuttles from a central hotel block in Augusta. We're happy to share vendor recommendations.

Is the farmhouse included in the rental price?

Yes. The farmhouse is included in every weekend rental at no additional charge. It sleeps up to 10 guests across four bedrooms and is part of the weekend package.
