Two 19th-century barns. 66 acres. A full weekend in central Maine.

Inquire About Your Date

New England has more barn wedding venues than anywhere in the country. Most of them look the same: exposed beams, string lights, a cocktail hour on a patio. South Road Farm shares the bones of that tradition — post-and-beam construction from the early 1800s, still standing — but the experience is different. You're not renting a barn for a day. You're renting 66 acres and a weekend.

Located in Fayette, Maine. Accessible from Boston (3 hours), Portland ME (about 1 hour), Burlington VT (2.5 hours), and Manchester NH (2.5 hours).

What makes a New England barn worth traveling for

The best New England barn venues have something the newer ones don't: age. The patina of old timber, the irregular geometry of hand-hewn beams, the sense that the space has held other things before it held a wedding. South Road Farm has been on this land since 1793 — the barns predate Maine statehood. That's not a marketing line. It's in the materials. The granite foundation was hauled by oxen. The framing was raised by hand. You can feel the difference.

Maine versus the rest of New England

Vermont and New Hampshire have excellent barn venues. They also have very high demand and pricing to match. Maine tends to offer more property for the same spend — more acreage, more privacy, more genuine countryside. The tradeoff is distance from Boston and New York. For couples who want the quintessential New England barn experience and are willing to make the drive north, Maine consistently delivers something the more convenient options can't: the feeling of having actually gone somewhere.

"The moonrise over the barn and stable transported me to a time when its pale light stretched a farmer's day. Morning coffee on the deck, overlooking the hills to Androscoggin Lake in Wayne, carried me further back, to when my ancestors first settled there in the late 18th century."

— Dyanna Lincoln, whose family farmed this land for decades

The area around South Road Farm

For couples coming from Boston, the drive north on I-95 through New Hampshire and into Maine takes about three hours before arriving in Fayette. The route through Augusta and into the central Maine lakes region is a genuine transition — by the time guests turn onto South Road, they've passed several lakes and the landscape has shifted completely from highway to countryside. Augusta has hotels from most major chains and a legitimate downtown dining scene on Water Street. For guests coming from Burlington or Montreal, Fayette sits at a convenient midpoint in New England — accessible from multiple directions without requiring a flight.

Common questions

What does a weekend at South Road Farm cost?

Weekend rentals start at $12,000. That's a single, all-in price — no à la carte fees, no vendor surcharges, no hidden add-ons. You get the full property: both barns, the farmhouse, all ceremony sites, and every outdoor space from Friday afternoon through Sunday midday. Pricing varies by weekend, with peak dates in September and October priced higher. Reach out and we'll send a full breakdown.

How many guests can South Road Farm accommodate?

South Road Farm comfortably hosts up to 150 guests for ceremonies and receptions, with space for dining, dancing, and celebrating both indoors and out — across two barns, the courtyard, and the surrounding grounds.

How long is the weekend rental?

The property is yours from Friday afternoon through Sunday at noon. That includes time to arrive, set up, rehearse, celebrate, and wind down without feeling rushed at any point. Sunday morning is part of every booking, not an add-on.

Can we choose our own vendors?

Yes. You're free to choose your own caterer, bar service, photographer, florist, and entertainment. We do require a licensed and insured bar service to handle alcohol, and a professional wedding planner or day-of coordinator.

Is shuttle service required?

Yes — on-site parking accommodates approximately 50 vehicles, so for larger guest lists a shuttle is required. Most couples arrange shuttles from a central hotel block in Augusta. We're happy to share vendor recommendations.

Is the farmhouse included in the rental price?

Yes. The farmhouse is included in every weekend rental at no additional charge. It sleeps up to 10 guests across four bedrooms and is part of the weekend package.

How does South Road Farm compare to Vermont and New Hampshire barn venues?

South Road Farm is honestly on the lower end of the market for what you're getting. Full-weekend exclusive use of 66 acres, two barns, and an included farmhouse starting at $12,000 — comparable properties in Vermont and New Hampshire typically run significantly higher, often for a single Saturday without on-site accommodations. Maine tends to offer more property and more privacy per dollar, and South Road Farm reflects that.

Is Maine a good destination wedding location for guests coming from Boston or New York?

Yes — Maine has become increasingly popular as a destination wedding state, especially central and midcoast Maine. Guests from Boston are looking at about 3 hours. From New York, about 5–6 hours or a short flight to Portland. The drive through New Hampshire and into Maine is genuinely beautiful.

What sets South Road Farm apart from other New England barn venues?

The full-weekend exclusive rental model is rare. Most barn venues rent by the day. South Road Farm gives you Friday through Sunday — the property, both barns, and the farmhouse — with no other events on the property. The authentic 19th-century construction (not a modern barn built to look rustic) is also genuinely unusual.

Does South Road Farm have accommodations, or do guests stay nearby?

The farmhouse on the property sleeps up to 10 guests and is included in every weekend rental. Additional guests stay in Augusta (30 minutes) or the surrounding lakes region, which has numerous Airbnbs and inns.

About the farm

South Road Farm has been on this land since 1793. The post-and-beam barns went up in the early 1800s. The property ran as a working farm continuously until 2018 — longer than Maine has been a state. What you see now is the result of several years of restoration work done largely by hand by Dave, a lifelong carpenter and co-owner of the property.

We host a limited number of weddings each season, by design. Every couple gets the same thing: the whole property, the whole weekend, our full attention.
